Airbnb Pricing Course: How to Learn to Price Like a Pro

If your calendar is either empty or booked solid months ahead, your pricing is off. Both are expensive. An empty calendar loses nights you'll never get back. A calendar that fills instantly means you sold those nights too cheap.
A good Airbnb pricing course doesn't hand you a magic number. It gives you a system for knowing, every week, whether your prices are right. This guide explains what that system looks like and what hosts saw when they started using it.
What an Airbnb pricing course should teach
- Setting a base rate from comparable listings: same size, same guest type, same amenities.
- Target occupancy by season. Not one annual number, but a target for each month that reflects real demand in your market.
- Booking pace. How far ahead guests normally book, and whether your calendar is ahead of or behind that pace right now.
- When and how much to adjust. Clear rules, not gut feel.
- Minimum stays, gap nights, and discounts, the levers besides price.
- How to use dynamic pricing tools like PriceLabs without handing them your strategy.
The booking-pace method
Guests book at fairly predictable lead times. Across typical markets, only about 14% of a month's bookings exist three months out, about 38% exist one month out, and about 52% exist two weeks out.
So "is 4 nights booked good?" has no answer until you know when. Four nights booked for a month that's 90 days away can be right on pace. Four nights booked two weeks out means you're far behind.
The method:
- Multiply each month's target nights (days × target occupancy) by the share of bookings that normally exist at this lead time. That's where you should be today.
- Compare it to what you've actually booked.
- More than 5 nights behind: lower rates 10–20%. 2–5 behind: lower 5–10%. Within a night: hold. 2–3 ahead: raise 5–10%. 4+ ahead: raise 10–20%.
You can run this for your own listing with the free Airbnb pricing calculator. It's the web version of the Target Occupancy Rate Tracker in the Airbnb Nightly Pricing Tool spreadsheet.

What hosts saw when they used it
Billy Stanford had a property in a high-volume seasonal area that went an entire summer without bookings:
"Honestly, I just had no pricing strategy. I didn't know how to, when to lower the pricing, how to basically keep bookings coming in... When I started getting in with James and how he does the target occupancy tracker, it tells you, hey, lower the rate, raise the rate... or on track, looking good... We're on track for the next three months and going into busy season."
He also reshot his listing photos and added a pull-out sofa so larger groups could book, and said he was adding two or three bookings a week once he started following the plan.
Jay Szczypiorski, who runs properties in California, Arizona and Florida, called the pricing piece the highlight:
"Analytics on occupancy rates and how to gauge that, when you should raise your prices, when you shouldn't... Within the first two weeks, I had the first three months booked... And now we're getting bookings roll in in December with prices way above what my target nightly rate is."
And from Monica Badea:
"Before the Airbnb Mastery Program, optimizing listing and pricing was challenging. The course transformed my approach, increasing bookings and revenue. My favorite part was mastering pricing strategies."
Pricing mistakes a course should fix
- Pricing once a season. Demand changes weekly; your rates should too.
- Copying the busiest competitor. Their reviews, photos, and amenities may justify a different price.
- Panic-dropping too early. If a month is three months out and on pace, a low calendar is normal.
- Ignoring minimum stays. Sometimes the fix is a shorter minimum, not a lower price.
- Trusting the tool blindly. Dynamic pricing follows your settings. If the base price is wrong, it's wrong every day.
