Airbnb Investing Course: How to Choose One That Gets You to Your First Property

By James Svetec · October 20, 2026 · 3 min read

Part of our The STR Investing Guide guide →

An Airbnb investing course should get you to a specific result: a property you're confident in, bought at the right price, launched and earning. Anything less is entertainment.

This guide covers what a short-term rental investing course should teach, how to judge one, and what students of BNB Investing Mastery (formerly BNB Inner Circle) say about going from "I want to invest" to a booked calendar. All quotes come from students' video testimonials.

What an Airbnb investing course should cover

Market selection. Where you buy matters more than almost anything else. A good course teaches you to research markets, compare them, and avoid common traps: heavy regulation, oversupply, or seasonality you can't survive.

Deal flow and analysis. You should leave able to run the numbers on any listing in minutes: revenue at realistic occupancy, every expense, mortgage, cash flow, cash-on-cash return, and break-even occupancy. (You can try that now with the free Airbnb investment calculator.)

Financing. STR lending is different from buying a home. Look for coverage of loan programs, pre-approval, down payments, and how to hold the property.

Renovation and setup. Budgeting a renovation, furnishing for your guest, and choosing amenities that actually raise your nightly rate or occupancy.

Launch and operations. Your returns depend on how well the property runs: pricing, reviews, cleaners, and whether you self-manage or hire a manager.

What students say made the difference

The common thread isn't information. It's having someone experienced look at your decisions before you make them.

"Before placing an offer, we were having not like someone to say, yes, do this because you are going to succeed or don't do this, but with eyes from people who are already in the business... It makes a huge difference for us." — Fernanda & Renato, two full-time jobs and two kids, studying from 5 to 7 a.m.

"My hesitation at the beginning truly was how can I fund multiple properties when I don't necessarily have a down payment ready to go? So thankfully all of that is covered in the course." — Kimberly Dueck, finance director, Kelowna

"The best thing about this program is the detailed knowledge about how to find a market, how to analyze things, how to do a walkthrough, how to do a renovation, and how to price it." — Deborah Gardner, retiree

Even when a deal doesn't happen, the analysis pays off:

"James was able to go over the deal with me and find out what was good about it, what wasn't, and have more confidence in the offer I made. So I ended up not getting it... but it still helped me understand the area and more on how to structure the deal." — Michael Vincent

What results look like

  • Jay Szczypiorski, who already had two Airbnbs: "Within the first two weeks, I had the first three months booked." He added a property in Palm Bay, Florida after going through the program.
  • Cole Gordon, a consulting business owner: "Since then, we have acquired, I think four short term rentals. And all of the returns that we're getting are not only beating the stock market, but are also bringing me cash flow in every single month."
  • Mark Rauch, planning for retirement: "We had two bookings the very first day that we opened up."
  • Srishti Mehta, a first-time buyer in Canada: "I never owned a home. I hardly had the money... And today I am, I think one month or three weeks away from launching my first Airbnb, and it's going to be a five bedroom property."
  • Carter & Laura, who set up a property in Hawaii while living in Colorado: "Now here we are on the other side... We have the confidence to scale."

Honest caveat from Srishti: "I thought, oh I buy my one property and I should be able to leave my nine-to-five job, which is not the case." Building a portfolio takes time, and a good course will tell you so.

How to judge an Airbnb investing course

Ask these before you buy:

  1. Does it teach analysis you can repeat without the instructor? You want a framework and tools, not just deal picks.
  2. Can you get your actual deals reviewed? Live calls with experienced investors are where most of the value is.
  3. Does it cover financing for your country? Several students here invested in Canada, where the rules differ.
  4. Does it continue past closing? Furnishing, pricing, and operations decide whether the deal performs.
  5. Are the students real and named? Watch their stories on the reviews page.
